The homes selling right now have one thing in common

Ask most people what sells a house and they will say the market, the mortgage rates, the time of year. All of that matters. But when you look at what actually gets a sold board up outside a home, the pattern is simpler and a little uncomfortable. The homes that sell are the ones priced honestly from the first day they go live.

The proof is in the price

Here is the figure that stops people. Of all the homes that sold across the UK in the last two years, seven in ten sold with no reduction to the asking price at all. They went on at a sensible number and they found a buyer at, or close to, that number. No drama, no chipping away, no "let's drop it ten grand and see."

That fits a much longer pattern. Since 2001, British homes have typically sold within 0.9% to 1.3% of their final asking price. The final asking price, note, not the hopeful one. And timing rewards the same discipline: 61.7% of homes sell within their first eight weeks on the market. Those first eight weeks are when your listing is fresh, when the buyers who have been waiting all see it at once, and when interest is at its peak. Price it right for that window and you catch the wave. Price it high and wait to "test the market," and you spend the busiest weeks talking to nobody.

More choice than the market has seen in years

None of this happens in a vacuum, and the backdrop has shifted under sellers' feet. There are 746,898 homes for sale across the UK right now. Three years ago that number was around 605,000. That is a lot more front doors competing for the same buyers.

Activity is steady rather than frantic. Last week 24,135 homes were agreed sold subject to contract, roughly two thousand below the ten-year average of 26,100 for this point in the year. So slightly quieter than a typical late June, but not falling off a cliff: sales agreed in 2026 are actually running 0.8% ahead of the same point in 2024. What has changed is the balance of power. Over the last month, 13.4% of properties on the market reduced their asking price while 14.6% found a buyer. Read that again. Almost as many sellers are cutting their price as are getting an offer. When choice is this wide, buyers do not need to stretch or hurry. They can afford to be picky, and they are.

The part nobody puts on a brochure

There is a harder number underneath all of this. When you look at every home that came off an agent's books recently, only 54.8% of them completed a sale. The other 45.2% came off the market unsold. Owner gave up, took it down, tried again later, or simply lived with the disappointment. Nearly half.

Put another way, for every UK home that sold in June, seven did not. That is not a market with no buyers. The buyers are there, and they are spending. It is a market where a home priced to reflect the choice on offer sells, and a home priced to reflect the owner's hopes sits.

What this actually means if you are thinking of selling

Launching high feels like leaving room to negotiate. In practice it does the opposite. An over-priced home does not tempt buyers into a haggle. It makes the sensibly priced home down the road look like better value, and that is where the viewings go. You end up advertising your neighbour's house for them, then reducing anyway a month later once the shine has worn off and the early buyers have moved on.

The homes that sell, and sell well, tend to get three things right. They are priced realistically from day one, so they land in the first eight weeks when it counts. They are presented properly, so the price looks like a fair deal the moment a buyer walks in. And they have a local agent who knows the street, reads the offers honestly, and can negotiate hard when the moment comes rather than simply passing numbers back and forth.
